Asbestos is a group of naturally occurring minerals used historically in building materials. Fibres released when materials are disturbed can pose serious health risks.
It may be present in older roofing, insulation, boards and other building products. Appearance alone cannot reliably confirm whether a material contains asbestos.
If you suspect asbestos, avoid disturbing the material and seek professional advice before work begins. Contact our team to discuss assessment and testing.
A visual inspection alone cannot confirm asbestos. Professional assessment and, where appropriate, sampling and analysis can help identify the material.

Yes—where refurbishment work may disturb materials that could contain asbestos, an appropriate refurbishment survey is needed before work starts. The Control of Asbestos Regulations 2012 require employers to identify asbestos, or presume it is present, before work liable to expose workers to asbestos. A legal duty to manage asbestos also applies to non-domestic premises and the common parts of multi-occupancy residential buildings; a management survey is usually used to meet that duty. The survey needed depends on the building and scope of work. Read HSE guidance on asbestos surveys →
